        For those of you that are buying a home we provide three types of inspections. The first two types are to be performed before the close of escrow and the third is performed when the home is about 11 months old. Please click on the embedded links below to find out more about each type of inspection.

The most common inspection that we perform is for people buying a home over 1 year old with one or more previous owners. Because this inspection is done on a home not being sold by a builder, we refer to it as a Resale Inspection. The purpose of this inspection is to give the buyer a better understanding of the home they are about to purchase.

The second type of inspection that we perform for buyers is on new home construction. The New Home Construction Inspection is done on the completed building just prior to move-in, preferably before closing on the home.

The third type of inspection for buyers is also performed on newer homes. The new home Warranty Inspection should be performed on a home that is 10 to 11 months old. This gives the home owner the information they need before the end of the builders 12 month warranty period.

  Understanding a Home Inspection is designed as a guide for consumers as well as home inspectors. Use of the guide should promote a better understanding of inspected systems and components while creating a consistency of inspection quality. It is not designed to teach inspection techniques, however, it can be useful in leading anyone through the inspection process.

Within this guide a home is divided into thirteen sections. Each section is then broken down into individual systems and components, 116 areas of inspection in all.

Each of the 116 listed areas of inspection contains a stand alone set of guidelines. When assembled together, these guidelines are the essentials that lay the foundation for home inspection.

Sample checklist home inspection report pages have been included. The design of the checklist report fits well with this guide of basic information.

Reading this guide will not make you a home inspector, but should give you a better understanding of home inspection.
