        When it comes time that you wish to sell your home you could very well benefit from the Pre-sale Inspection. A pre-sale inspection is actually the same inspection that we would perform for a buyer. It will give you the information that you need to determine the condition of your home.

Using the knowledge obtained with a pre-sale inspection you can make any needed corrections before a prospective buyer looks at your home, or you can have an advance notice of the repairs they may request.

We are often asked what we check while doing a pre-sale inspection. We will take the opportunity to list out some items here.

On the outside of the home we check any balconies, decks, and steps and any associated railings, driveways, sidewalks, fencing and gates, finished grading, drainage, vegetation, patios and patio covers, retaining walls, chimneys, slab or foundation, exterior walls, trim, flashing, eaves, soffits, facia, lawn sprinklers, and the roof and associated penetrations.

On the inside of the home we check basements, crawl spaces, attics, laundry areas, garage and garage door openers, plumbing, water heater, vent piping, fuel systems, heating and cooling, electrical panels, electrical distribution system, interior and exterior doors, windows, floors, walls, ceilings, fire place, smoke detectors, cabinets, built in appliances, dishwasher, garbage disposal, range or oven, kitchen sink, bathroom sink, toilets, tubs and showers and ventilation.

As you can see the list is long. Some items may have been accidentally omitted from the list, and some may not pertain to your home. It is probably best to say we do a complete visual examination of the entire home, inside and outside, upstairs, downstairs, even underneath the stairs, on the roof, on the ground, and yes we do windows.

If the home has a swimming pool, spa, or any detached buildings they can be inspected as well.

  Understanding a Home Inspection is designed as a guide for consumers as well as home inspectors. Use of the guide should promote a better understanding of inspected systems and components while creating a consistency of inspection quality. It is not designed to teach inspection techniques, however, it can be useful in leading anyone through the inspection process.

Within this guide a home is divided into thirteen sections. Each section is then broken down into individual systems and components, 116 areas of inspection in all.
